G.L. Management Inc. has been in the Condominium and Homeowners Association Management business for 20 years, and the Building and Maintenance business for 28 years. We employ dedicated individuals committed to serving our clients needs

We understand that each Association is different in their priorities and needs. We offer customized service to each of our clients and will consider any request big or small to come up with a program to fit an associations individual wants and demands.

Some service we provide:

• Maintain office hours of 9:00a.m. - 2:00 p.m. Monday through Friday. During the hours the office is closed you can leave service requests with the answering service.
• Collect and record all maintenance payments and assessments payments
• Pay all association bills
• Provide a monthly financial package that includes:

* Balance Sheet * Operating Statement * Accounts Receivable Statement

* Cash Disbursement Statement * Bank Reconciliation Reports and Bank Statements

• Provide a monthly report of all maintenance requests and contracted work
• Work with the Treasurer of the Board on all financial matters including but not limited to budget preparation, and review of reserve accounts and/or CD accounts on a regular basis to ensure that the association is receiving the best return possible on their investments
• Review Contractor bids with the Board of Directors to ensure quality work at the best possible price
• Attend all board meetings and annual meetings
• Conduct a spring and fall walk-thru of the property
• Provide on call service 24 hours a day 365 days a year

Extra Charges

• Issue a 12 month Condo fee / Assessment fee booklet to help residents keep track of payments
• Invoice monthly for: copies, envelopes, labels, and other office expenses
• Invoice monthly for services provide by our maintenance personnel
